Before they start to market a property to tenant's they would normally visit you at your home to carry out a free market appraisal. This appraisal allows them to carry out our essential safety checks on the property to ensure it is safe for them to let. they will also advise you of your legal obligations by becoming a landlord and to confirm your HMRC obligations; they will also discuss the letting of the property and the different service levels they have to offer. At this point they will give you a guide to the monthly rent for the property.
Once they have a signed agreement from you to proceed they will commence marketing and search for suitable tenants. they advertise properties to let in Cambridge on all of the major websites which exceed 50 in total. they use photos, floor plans and virtual tours to show prospective tenants as much of your home as possible before they view.
Depending on the service level you choose this will lead to viewings and then an application for somebody to rent your property, the applicant will under go a referencing process and subject to our checks being completed they will issue a formal offer for the tenancy.
Belvoir Canbridge will prepare the necessary safety tests and create an inventory. Once the tenant moves in they notify the utility companies, schedule the first inspection and pay you the first months rent. Their monthly management will then consist of collecting the rent, carrying out regular inspections and dealing with any queries or maintenance that come up during the duration of the let.
At the end of the tenancy they will conduct a final inspection and draft a deposit report notifying you of any damages and handle a deposit dispute should it arise.
During the time the tenant issued notice, they would have been re-marketing the property for new tenants to ensure a void is kept to a minimum. The notice period you will get from your tenant is 60 days, rather than one month which is commonly used.
